Neighborhood Yard Sale this Saturday!



On Saturday November 20th the Imperial Point Home Owners Association is planning to have a neighborhood wide YARD SALE from 7AM to 3PM. The neighborhood encompasses the area bordered by East McNab Road to the north, Federal Highway to the east, 56th Street to the south and Cypress Road to the west.

The Association will be putting up signs on all the major roadways and advertising the event.



You do not have to register to be a part of this event. All you have to do is set up your front yard, driveway, garage or carport and get prepared to sell all your unwanted items. You will need to mark your property indicating that you are participating in this event. You can post a sign, put up balloons or invent other creative ways to draw attention to your participation.
Encourage your neighbors to join in. The more of us that participate the more successful this event will be.

Here are some tips for having a successful Yard Sale:

• Yard Sales are hard work…don’t get discouraged and don’t give up.
• Start collecting and sorting items by category. The more organized you are the easier it will be to set up and get going the day of the sale.
• Price your items. Use masking tape or labels. Mark each item where the price is visible, on the top or on the front. Remember when pricing items that you don’t want this stuff any more and even if the item is sentimental it may not be worth what you think it is. Most items will bring 1/3 of their original value at best.
• Clothing will sell better if it is hung (if you don’t have a hanging rack you can use a section of pvc pipe with rope through the center attached to two trees or poles), other items will do best
on tables. If you don’t have tables try to borrow some. If all else fails, use boxes...you can turn them over and use the bottoms like tables or put like items inside.
• Put your most attractive items closest to the street where they will draw the drive-bys in to your sale.
• Be willing to bargain but less flexible at the start.
• If you have items you know won’t sell, set up a FREE box…if items are broken mark them broken but good for parts.
• If you are selling anything electrical have an outlet or an extension cord that things can be plugged into so that your customers know they work. If battery operated have batteries
available for testing.
• Don’t leave expensive items unattended. Keep them the closest to the house and to you.
• Post an ALL SALES FINAL sign…that way you won’t be surprised by an unhappy customer or one that has changed their mind.
• Keep your money in a fanny pack not in a cash box. Make sure to have enough change. If you have a lot of small items 80 or 100 should be enough. (Two $10, Four $5, Twenty-five $1, one roll of quarters and $5 in nickels and dimes if you have items under a quarter). If you have a lot of expensive items, you will need more change.
• Keep your pets in the house.
• Keep your blinds closed and your doors locked, don’t encourage strangers to view your possessions.
• MOST IMPORTANTLY HAVE FUN AND SELL ALL YOUR STUFF!!!

Road Closure: 62nd between Dixie and 18th

Despite promising the construction of the new school building would not impact traffic, it seems that Broward County is requiring Pine Crest to close 62nd for two weeks. Pine Crest asked us to inform the community as the county does not believe it is required to do so. The closure will facilitate the extension of turn lanes and sewer pipes (why anyone thought theses could happen WITHOUT closing the street is beyond me).

I did not see any detour signs or indications of road closure this morning, but that does not mean those signs won't go up later today.

FLPD have action plan to address burglaries in Coral Ridge Isles and Knoll Ridge

During the month of April our neighbors to south (Knoll Ridge) and west (Coral Ridge) have been slammed by a wave of burglaries.  The police believe that there are four groups operating in the two areas, and are enacting an action plan to stem the tide.  I'm posting the details of the crimes below.  If you see anything suspicious please don't hesitate to call the police at the non-emergency number: 954-828-5700, and if you witness a crime in progress call 911. 

Residential Burglaries 107 Zone

During the month of April 107 zone has seen an increase in BER s. After reviewing the reports it appears that there are multiple culprits active in the area. Listed below are the 4 patterns of burglaries including MO s, time frame and property targeted.

Coral Ridge Isles

Pattern 1 (triangle)

The Burglaries are occurring during dayshift on Mon & Tuesdays. The Culprits targeted jewelry, personal documents and other small valuables. Culprit probably lives in area traveling on foot. Entry is being made through windows (not visible from street).

Pattern 2 (squares)

These burglaries are occurring overnight (shift 3) or at the very end of shift 2. Entry is being made through rear apt doors while the victim is out of the residence. Cash and Electronics are being targeted. Most of the activity is occurring overnight Fri-Sat night.

Knoll Ridge

Pattern 3 (Circles)

Culprits attempt to pry open side garage doors and then move to the front door if unable to make entry. Electronics are targeted. Incidents are occurring on Tue & Thu during dayshift.

Activate alarms, have neighbors call police if they see unfamiliar vehicles in their neighbors driveway, try to get a description of the vehicle and the TAG!!

Pattern 4 (circles)

Entry is being made by breaking glass out of exterior door. Both residents are within a block of each other. Both victims were out of town or away from their homes for a couple of days when the burglaries occurred. It should be considered that the culprit(s) may live in the area or had knowledge that the victims were away from their homes.

If residents are going out of town have a trusted friend check on the residence, pick up the mail etc. Activate your alarm and have a keyholder respond if the alarm is activated!

Suspect Information

One burglary was possibly interrupted at 2081 NE 55 St when a neighbor returned home and saw an older model compact vehicle with faded gold paint in the victim s driveway. The vehicle then fled the scene but the witness did not see the occupants.

Residents should try and obtain a TAG and a description of the occupants!

BER 6400 NE 18 Ave

Unrelated to the listed patterns above a burglary occurred in the north end of the zone listed above. The victims stated that she was away for a couple of days and discovered her apt ransacked upon her return. The victim s laptop was taken. The victim advised that this is the 2nd time her apt has been burglarized (The 1st time was not reported). In both burglaries no signs of forced entry could be found. The victim believes that the last tenant in her apt may have entered using his key.

Census Response Rates In Fort Lauderdale

I just received an interesting email from Robbi Uptegrove, Vice-mayor Bruce Robert's assistant, that details the census response rates by neighborhood.  Imperial Point's census tract is near the top of the chart with a 68% response rate, although that is a bit shy of the 2000 rate of 72%.  Compared to the rest of the country, however, we are just average in terms of our rate of return.  I have included the breakdown as an excel sheet if you want to play with the data a little.

Time Article about Pill Mills in Broward

If you haven't yet heard about the growing problem with walk-in pain management clinics (affectionately referred to as "Pill Mills") this recent article from Time seems to sum it up well, including quotes from all the major local players. At the last home owners general meeting, Vice Mayor Bruce Roberts noted that the mills were a growing concern for the city and that efforts were being made, legislatively, to curtail their growth. There are a half dozen or so pill mills within a few miles of Imperial Point, might be worth mapping them out in a future post.

The movements seems to have suffered a bit of a setback this weekend, as an effort to limit the mills ability to prescribe multi-week dosages failed. You can read a little about that effort here:

AT&T Uverse FINALLY available in the Point

I've been patiently awaiting the arrival of AT&T uverse in the hood; I noticed some of their ugly local delivery fiber cabinet stations along 56th, but hadn't seen one close enough for final mile delivery. Anyone spot these things?

Broward’s Courthouse Problem Solved Without Raising Taxes

The following article was submitted by Ken Keechl, Mayor of Broward County.

Last year, in my newsletter Broward’s Courthouse Problem: More Taxes Aren’t the Solution, I wrote about the deplorable state of our downtown courthouse. I argued that, if possible, we should renovate the courthouse. More importantly, I also strenuously argued that we should not ask the voters of Broward County to tax themselves to build it.

In two additional newsletters last year, Broward County Courthouse Task Force Recommendations, Part 1 and Part 2, I wrote about the formation of a Broward County Courthouse Task Force and its subsequent recommendations. First, the Task Force found that it would be more expensive to renovate the downtown courthouse than to rebuild it. Second, the Task Force recommended financing the rebuilding of a cheaper ‘scaled-down’ courthouse with existing revenue. The Task Force specifically and unanimously argued
against asking the voters to tax themselves. Once before in November 2006, the Broward County Commission had asked the voters to tax themselves for a new courthouse; they rightly
refused to do so.

On February 2, the Broward County Commission voted 6 to 3 to follow the recommendations of the Courthouse Task Force. I was in the majority. It was absolutely the fiscally conservative approach.

To my surprise, the media’s spin on the vote was to characterize it as a vote to increase taxes. I think the ‘spin’ was unfortunate. I understand that the press has to sell newspapers, but the truth shouldn’t be brushed aside in the process. So, here is the full story. The original November 2006 courthouse proposal was to build a courthouse at a cost of approximately $510 million. The Task Force recommended a ‘scaled-down’ courthouse proposal that would cost approximately $328 million (and add a much needed parking garage.) We had previously set aside $120 million in our budget for other less important projects. By using that money, we would need to borrow $208 million dollars.

By a 6-3 vote, we agreed to use non-voted debt, which would cost the average taxpayer $8.00 per year. However, what wasn’t reported by the media was the fact that by the time we need the money, this $8.00 increase will be offset by the expiration of other debt totaling about $37.00 per taxpayer. So, in actuality, your tax bill would decrease by approximately $29.00 per year. And we will have fulfilled our Constitutional duty as County Commissioners to provide a safe and usable courthouse for our judges, jurors, court personnel and
our residents. In closing, for more than 3 years I have told you that I would not raise the tax
burden on your families or mine. The current millage rate is 5.3889. When all is said and done, and the additional dollars borrowed for the scaled-down courthouse, the new millage rate would be lower: somewhere between 5.1889 and 5.0789.

You elected me to take care of problems that needed solving. And you told me to do it without raising your taxes. My vote accomplished both of your demands.

We received a solicitation to get the deed to our property here in Deerfield Beach with a fee involved of course. My wife and I were wondering how to obtain a copy of our deed instead of through an intermediary. If you could direct us to the proper agency, either online or in person to get a copy, we would appreciate it.

Every year our office hears of new mailings aimed at Broward County homeowners. The latest scam seems designed to trick you into believing for a substantial fee, a company will send you a certified deed for your property. Unfortunately, this practice seems to be legal but is very misleading.

Your deed is a document or written legal instrument which, when executed and delivered, conveys an interest in or legal title to a property. Deed recordation is the process of registering a transfer of real property with the Broward County Records Taxes and Treasury Division.

The truth is deeds and many other important documents are already available online and free at Broward County s Records, Taxes and Treasury Division s website and linked from our office s website. Older deed prior to 1977 and recorded deeds utilizing social security numbers must be ordered in person or by written request. The county charges a nominal fee for reproduction ($1.00 a page/$2.00 certified).

Reviewing and obtaining a copy of your deed is simple: Go to www.broward.org/records and enter the public search field. Simply enter the name of the homeowner and you will be shown applicable property data enabling you to retrieve and print a copy of the recorded deed. On the www.bcpa.net website, simply click on the book number , located under the sales history chart on the property record page to locate deed information.
